Seasonal service

Winter property maintenance, handled before the first snow.

Cold weather does the most damage to the properties nobody is watching. We keep driveways clear, heat running, pipes from freezing, and vacant properties protected all winter long.

Winter work is quoted per property, so you know the cost before the season starts.

What we handle in winter

Everything the cold months ask of a property.

Book any of these on their own, or bundle them into a plan so they simply happen on schedule.

Snow Removal & Shoveling

Driveways, walkways, and steps cleared so people can get in and out safely.

Salting & Ice Control

Salt and ice melt applied where it matters most, to cut down on slippery, hazardous spots.

Leaf Removal

Leaves and fall debris cleared before they clog drains and mat down over winter.

Furnace Filter Replacement

Fresh filters, so the heating system keeps running efficiently through the coldest months.

Thermostat Replacement

Upgrade or replace a thermostat for steadier heat and lower energy use.

HVAC Service & Maintenance

Seasonal service to keep the heating system running properly when you need it most.

Property Winterization

Plumbing, exterior faucets, and hoses winterized so nothing freezes and splits.

Frozen-Pipe Prevention

The right steps in the right places, to help you avoid a burst pipe and the damage that follows.

Gutter Cleaning Before Winter

Gutters and downspouts cleared to prevent clogs and ice dams.

Door & Window Weather-Sealing

Weatherstripping and sealing to keep cold air out and heating costs down.

Smoke & CO Detector Checks

Detectors tested, batteries replaced, and units swapped out when they are past their date.

Exterior Lighting Checks

Bulbs and fixtures checked, so walkways stay visible through the short winter days.

Vacant Property Winterization

Full winterization for vacant homes, so an empty property does not turn into an expensive one.

Seasonal Property Clean-up

Regular clean-up through the season, so the property stays presentable all winter.

Why winter is different

In January, small things get expensive fast.

Every winter problem on this list starts as a twenty-minute job in October.

Done in the fall Plumbing winterized

Faucets shut down, hoses drained, and vulnerable lines protected before the first freeze.

Put off A burst pipe

One frozen line can flood a unit, soak the ceiling below it, and put the property out of service for weeks.

Done on schedule Walks cleared and salted

Snow off the steps and salt down early, before it packs into ice nobody can chip off.

Put off A slip on your property

An icy walkway is the kind of risk that costs far more than a season of salting.

Done in the fall Furnace serviced, filter changed

The heat gets tested while it is still mild and easy to fix.

Put off A no-heat call in January

The coldest week of the year is the worst time to find out the furnace has quit.

Vacant property owners

An empty house in an Ohio winter is a countdown.

Nobody is there to notice the heat going out, the pipe letting go, or the ice building at the roofline. Winterizing a vacant property costs a fraction of what those three things cost together.

  • Plumbing drained and winterized
  • Heat checked, or set to hold a safe minimum
  • Locks, board-ups, and roof tarping where they are needed
  • Photos after every visit, so you know the property is still sound

What winterizing actually looks like

Every fixture drained, tagged and photographed.

We do not just turn the water off and leave. Each fixture is drained, treated and tagged, the heater is shut down properly, and the whole property is photographed so you have a dated record of exactly what was done.

  1. A utility sink drained and marked with winterized tape and a dated tag

01 Water off, lines drained down

  2. A water heater drained, tagged and marked do not return

02 Water heater drained and tagged

  3. A bath drained and sealed off with winterized tape across it

    03 Traps treated, fixtures sealed

  4. A toilet winterized, taped over and marked with a dated tag

04 Tagged and dated, room by room

Those tags are not for show. They tell the next person on site exactly what has been shut down, so nobody turns a supply back on to a drained system and floods the property.
